好像insurance只管屋外和自然损失。warranty管电器，但是只管修或者换，也不管漏税损失的吧。
继续观察这个case 的进展。。

insurance管大部分屋里的损失[洪水引起的不管]。所以地毯应该包。只是要看屋主的deductible[自己要付的]是多少，报案合算不。

Stock market is easy  to lose money and hard to make money.
House market is easy to make small money but there is a lot of hard work. I bought a bad area investment early this year. It took a lot of effort to find a proper customer(screened 10+ persons). I panned to buy more but I stopped because of those extra effort in screening and collect money in those are. The profit of rental investment  in low end house is much better than one in good area but with much more hassle work and effort.

Long term, it will make some money.

房价涨得不能再涨时, 人们投资地产各个亢奋争先. 如今房子成为白菜跌得无法再跌时, 大家又好象这房产只能收租而忘了蓄势反弹的潜力!

buy BAC, you will make money on "long term". it is one of 30 in DOW. & cheapest so far in DOW. all fund managers are collecting it.

刚才保险公司来电话， 不赔邻居的， 要房客负责。理由： 洗衣机是房客自己的，房客自己没管好那个洗衣机。

保险公司负责我们自己的房子。 他们来人了， 可能今天把地板扒掉。

另外，那个“病人”房客的租金拿到了一半。
