Home Warranty Question

我们准备买一个foreclosure的房子，里面的AC基本废了，需要全换。卖家建议我们买个home warranty 来cover replacement cost。

想请教一下这种情况可能吗？

Pre-Existing condition is not covered.  They will ask for inspection report and fight very hard to even repair it for you, not mention replacement. Be careful!

Ensure you check out the details of the warranty, I heard stories that people did get paid with the warranty.

Anybody has good experience with home warranties?

no way to get any warranty from your insurance! "foreclosure" houses usually are under "AS IS" condition. you only can try to ask the bank [seller] if possible for some price discount. you have to take care it 100% once you bought it.

我买过。每次要修东西时，要预约，等几个小时，还要自付一部分。太烦了。再不买了。

不过，您这个房子要修的多了，还是3,2百元买一年吧。

你可以打电话去问问那些公司，他们愿不愿意对forclosure的房子提供保修。
即使有公司愿意承保的话，我估计这种pre-condition他们是不保的，保修的东西有个waiting period,或者叫grace period的等待期。
我本人的short sale的出租房，他们是提供的。不过，我那房子买了快一年，都没有出问题，估计以后找他们修理，应该他们会修。
