尊敬的房东地主们:
现在地产税几乎翻倍了,保险费增加了,修理费增加了,房价更增加了。我自己的房租也要增加!
我不光把加价的信寄给他们,同时我今天亲自上门送加价信(有的房子我几年都没去过了)。有人送人,没人贴门口。房客的反应大部分都很好,都很乐于接受涨价。我一般是$600/月的房租加到$650,1000的房租加到1100。当然能加价的前提是和房客的合同已经到期。我有5棟房,每个平均加$80,一年就是$4800,可以去欧洲考察房地产一趟了!
下面是我的加价信样板,供您参考:

Dear Tenant:
As you may know, prices related to property ownership, including property tax, house insurance and many other expenses, have risen over the past few years. To account for these higher expenses, we are increasing the rent starting July 1, 2015, from $600/month to $650/month. This new rate will continue at least through June 30, 2016.
Also starting July 1, 2015, we will be changing our late payment policy. Rent will be due the first day of the month, and there will be a $10 per day late fee charge after the 2nd of the month, continuing until rent is paid in full.
We hope that this more than 60 days advance notice assists you in your preparations for the rent increase and revised late payment policy.
