出租房(LLC)可以买哪家保险的home warranty ?

刚才在progressive的网上quote,结果说:We are unable to insure vacant or non-
owner occupied homes.
大家的投资房都是买的那家的PLAN?价格是多少?是否比住家的要贵?贵大概多少?

Most insurance companies would not sell insurance to you if you do not have a lease contract.

I used "State Farm" before. After filed several claims (that include my primary residence's claims), they kicked us out. Now, we use "The Hartford". Annual premium is about $560 last year (we have not received the bill for this year yet. Our primary residence's bill increased a lot this year which is due to the cost share with a lot of weather relate damages in GA). The rental property insurance is covered under the "fire insurance" policy. In our case, doesn't matter if we have tenants occupied or not.

这个倒没有问题,我有 lease contract的。我是怕他们因为是出租房,不给我保险。每年的暴风雨什么的,附近总有人家被树砸到,没有保险代价就太大了。

好,谢谢,你那两家保险公司我查查。
一般住家的保险400之内吧,你那个560是不是因为是出租房,收费就高些?不过高这些还是合理的,毕竟房客对房子是不大上心,容易出事。

Wow! Where do you get such good deal for less than $400? Please share with me. My 住家的保险 dwelling coverage is $452,000 and deductible is $1000/per case. The bring my premium to $1140 this year. And my 出租房 dwelling coverage is $228,400 and deductible is $1000/per case. I just check my last year bill was $535 not $560. I just check with Geico, their quote even 1/3 higher than what I have now.

Sorry, What I say now might not relate to your post. But I will like to use your post to share a true experience from my friend: Clark Howard once said that a lot of people misunderstand and purchase insurance by "market value" vs "replacement value". That might make premium much lower, but if really something big happen to the house, there is a chance that insurance company will not pay a single dim to the client (like my friend's case) . Ex: A roof's age is 20 yrs old and roof's warrantee time is 15 yrs. In this case, if a tree fell on this roof cause the roof has to be replaced, since roof has already exhaust its market value, insurance company will not pay anything for roof replacement. Please correct me if any insurance expert think this is not true.

原来还有那么多讲究,我查的是我的中介推荐给我的:www.orhp.com
我看里面2个package都是400不到。但我还没有联系他们,明天回国,等回来再仔细分析一下。
我在STATE FARM 里做的QUOTE就不止这个价,是600不到,而且decuctible 是2000。
我用的是market value,我不大明白market value 和 replace value 的区别。要找个代理人来问问。

至于你说的roof case,我家的roof 在去年因为hail 去claim的。结果他们来修的,没有跟我们计较什么年份的问题,全陪,我们没有出一分钱。
我LG的解释是,意外造成的损失,他们不看年龄。我记得当时的保险公司是prograssive。

不过,你提出的这点很好,我要买的话,会针对这个问题仔细问一下。

5楼的,不好意思,我上次的那个回复前办部分错了。我把保险和保修搞混了。
400刀之内的是home warranty。对空调、暖气、热水器、水管之类的进行保修。
房屋保险费用稍微高些,对意外造成的房屋损失进行保险。但是我讲的那个roof的Case没有错,我们家的房顶就是趁那年的冰雹给换了,我们家没有出一分钱。而且那时的屋顶也老的快换了。
