Do you guys rent house to tenant who has eviction records?

The eviction history checking shows the two applicants who want to rent my properties have eviction records in last 4 years.

I guess a stable job and good rental history is the #1 criteria.

Not sure how important evction plays in the decision making process?

Any suggestion?

I specify that  no eviction history at all. So a few people calls and makes me nervous.  By the way, How do you check the eviction hisotry??

$25 for both credit report and eviction history.

As many American live by paycheck and if they lose job, eviction may become the only option for them. I am curious about what's the percentage of tenants that do NOT have eviction records.  

Any big landlord in Atlanta168, like LA-Ge can shed some light on this question?

thanks.  right now it is the end of the month, a lot of evicted people will contact you if you don't specify no eviction history in your ad.   I will decrease the rent to attract good history renters.   what else can I do?

if you are not in a rush, just be patient. it's probably better to let the unit sit vacant.

instead of reduce the price directly, you may run promotion for those qualified people who can sign the contract within certain time frame.
