Commission: Split the 3% commission fee between you and me
What I am expecting from you:
1. Mainly write contract and talk to the listing agent if needed
2. You don't need to take me to view the house if 1>it's lock box or 2>You can borrow me the key
3. May need some other minor helps.
Basically, I would assume the above tasks are not that much work on your part, so split the commission is fare and win-win situation

I do not think you understand the work and liability involved for the agent. If you want to save some money, be an agent yourself. The agent also needs to report to, and split the commission with his/her broker. In case something happens during your visit to property without the agent, the broker’s company will be responsible.
