您猜错了，我是地地道道的买房者。倒是想当律师，可不懂门，又不善于骗人。请教如果不用“讼棍“，如何办理过户？而且，凭自己如何得知这前房主没有欠任何有关此房的债务？

You can use seller's 律师. I buy bank owned properties by myself . but I cannot skip the 律师 fee. Will seller's agent return the 3% to you? It's better to use your own agent if you cannot get the 3% from him/her. You can get rid of agent only for sale by owner.
