“若私下出租会有什么后果?” - 那您的看看您的HOA条款。
建议卖掉再买一个能出租的。下次再买之前建议看看我的建议:
1. Information that we should look for may include, but is not limited to: present/market value, HOA fee, will the house be allowed to rent, what amount rent may receive, last year's tax, the agent fee for managing the rental property, repair costs, etc.
2. After finding this information, we are ready to present an offer.
For a HUD government home, if we bid from WWW.HUDHOMESTORE.COM, normally we may not be given a second chance for the Highest and Best offer, so we should set our bid more accurately.
For most properties on the market, if the listing price is lower than or near the market value, we can just give a full-price offer, or a little bit above the listing price.
If the listing price is higher than the market value, we can ignore the listing price and set a ROI goal, such as 12%/year, and we can have an calculated theoretic offering price = (rent income - HOA fee - tax - agent fee - repair cost - ...)/0.12
The calculated theoretic offering price should be a little bit lower than the property's market value, if it is not, we just go to next property.
Most of the time, before I go out showing a property, I may need to ask the seller's agent some questions, such as:
1. We are interested in 123 ABC Rd,... is this property still available?
2. Is the property owner occupy only?
3. Is it a short sale? If it is, has it been approved? (The bank may take months to approve the short sale.)
4. Is it on Supra lock (the big blue lock)?
If it is on Supra lock, I can open it use my electronic key. As soon as I open Supra lock, the seller agent will immediately be informed that Peng Guo opened the lock.
5. It is a combination lock/Lockbox? What is the code?
6. Do we need to make an appointment to see the property?
7. Any HOA fee?
8. Any restriction for renting out this property?
9. May I show my client this property at 10 am tomorrow?
