驱逐房客， 求建议！

驱逐日期已经订好了，是告诉房客还是不要告诉？ 告诉吧，又担心搞破坏；不告诉吧，又怕当天房客心理没准备，血压升高摊倒在地。有经验的帮分析一下。

有deposit吗？房客还有机会拿回吗？如有，他为什么要破坏呢？破坏除了泄愤，他会丢掉这笔钱，多结一个对头，而且还可能“认识”警察 ----换了我是房客，如果赖不下去，不如好来好散。但没有deposit或他肯定拿不回钱则另当别论。不过即使叫了警察，你也不可能不提早告诉日期呀。

按照 eviction company 的说法是不告诉为好，以防破坏。房客其实已经知道在法庭允许的最后日子前他们必须离开， 否则就强制执行。他们一般在最后日子前离开。如果要破坏的话，他们一定会干的。至于房东，只能听天由命。

在Dekalb County驱逐日期及通知會郵寄給房客, 另外也會由sheriff親自送ㄧ份通知信函到房客那兒，去確保房客收到驱逐通知. 你可以問問你的County是否ㄧ樣的做法.  房客拖欠房租到驱逐日期都下來了, 心理早該有准备了. 但你仍可以好房東的立場勸房客還是早早在驱逐日期之前自行搬出, 以免他的東西被强制丟出去. 如果房客在驱逐日期之前自行搬出, 你還可以省ㄧ筆强制驱逐的人工費用. 該面對的.  遲早還是要面對. 血压升高也得面對!!!

有押金，但没交三个月section 8 portion的房租。

People on Section 8  are desperate and extremly acted. Once I spoke with a neighbor who owned a house that was rented to Section 8 people. They failed to pay the rent and got evicted by Section 8 management. A few days after they moved out, his property caught on a fire and burned down beyond repair. He was never able to get it fixed and he have been paying property taxes. Just be careful when you deal with them and make sure they don't know where you live.....

Exactly. Be a little nicer to those Section 8 people, or you may risk your life. Be careful, and good luck eviction.
