but I do know that what he wrote on the sales he made before was totally false.

Since he claimed he did so many sales in his post about a year ago, I did a check from FMLS database, the actual sales he mad were less than 10% of what he claimed he did!!!

I did not say anything at that time, just felt how an agent could lie like that!

Dear #18, what an agent did is not necessary recorded in FMLS database. I know a real estate broker and investor who has never joined FMLS but has been doing very successful.

我也是经纪人，说句公道话，21楼说的不在理。你知道synthetic stucco的房在亚特兰大有多少吗，在全美有多少吗？去问问生产这种材料的厂家。有多少豪宅都在用这种材料，用于漂亮的外观设计，比起砖墙在布局上好的多！专业数据上并不比砖墙差。很多老美都喜欢这样的设计。那些人都不住啦？

“大忌”--是你个人的大忌吧，少数华人是由于在国内的感念才选择砖，并不懂其它材料。你那么喜欢砖，干脆去砖厂干吧，别在房地产经纪人里捣乱了。

老郝做的好，只有让权威的验房师确认才可以让客人心服口服，打消顾虑，否则你一个中介把所有事都包办了不就得了，要验房师，过户律师，贷款人干什么？心里有客户才会这样做，稳妥。

Yes, agent does not need to know everything (no one does), but some basic knowledge is a needed. Right?

It's just wasting both buyer's time and inspector's time for such no brainer thing like synthetic stucco vs hard coat stucco.

但我有很多 “synthetic stucco” 的感性知识。
我的感觉是，在同样的名义之下，它们之间的差异太大。
用“仔细近看，手摸，敲打”就能感觉出来。

懂行的老美也忌讳synthetic stucco, 有一次去看一个银行房，正好一个老美投资者也去看。他上来就看是不是synthetic，说如果是的话，他"wouldn't touch it with a nine foot pole"，意思是要躲得远远的。
