How is the 40 yrs old house's condition? If everything is ready for the replacement, not only cosmetics wise, but also function wise (wire, plumbing, furnace and A/C, roof.....). A $30,000 might not let you go too far to just fix it up ready for rent. You also need to think about down the road: your tenant can use something not working properly (A/C not working, leaking pip....) as excuses and not paying you the rent and you can not even evict him/her if that is tenant's excuse. So instead of enjoy the rental income, you might becoming your rental property's slave. For 40 years old house, you also need to worry about "lead paint" and "asbestos removal". Without a properly handle can ends up a "health damage" lawsuit from your tenant. Unfortunately, a new law just added not too long ago to poor "old house owners": you have to hire special licensed construction company to handle lead paint and asbestos removal or any remodeling work relate to it. Otherwise, a big fine might be resulted. And as everybody knows "special licensed" is another word of "much more expensive". Please consult with your real estate attorney for detail and 三思而後行!
