房客没有割草怎么办？

嗯，到底是新地主，没有经验，再找了一下，合同里确实没有lawn 或者 grass的字眼。这次就自己割算了，下次一定把老郭合同里的这一条加进去。
再加白蚁/收垃圾之类的，大家的垃圾费用也是房东的吗？

你这里的rent是指renter,就是 tenant吧？为什么一句话里用两个不同的词表述同一个内容？o(∩_∩)o
反正下次的合同，我把割草、垃圾、白蚁防治的钱都加进合同，让房客付。

老郭厉害的，这个合同是你自己写的啊。我的合同是我老公后来在网上找的Georgia Residential Lease Agreement，我老公说看上去很专业。(*^__^*)
这下我要仔细研究一下条款了，对比一下你的，把漏的加进去。
对了，你为什么要付垃圾收集费啊，我本来以为这种和房客居住相关的费用都是common sense房客付的呢。

Why pay for trash collection fee? Because sometime it is included in the HOA fee or county property tax (Gwinnett).

Standard lease form has a term who would take care of lawn and you just need to pick the choice.

新地主要学会舍得花钱买别人的经验，找专业经纪做第一个合同。否则就可能吃现在这种亏，一样要花钱。

Tenant will, at its sole expense, keep and maintain the Premises and appurtenances in good and sanitary condition and repair during the term of this Georgia Lease Agreement and any renewal thereof.

这种笼统的句子没什么大用，因为对于“in good and sanitary condition”每个人的理解可以不同。如果没提割草一事，客户有权拒绝做。有人认为草长得高也挺好看的，也没有啥不卫生。

合同里的“Promises”和“Appurtenances”同样是非常笼统地句子。租约合同里应该单独有关于Yard的条款，并且明确指出是Landlord负责，还是Tenant负责。至于保持到什么标准，要么合同里写清楚，要么按照社区Covenant做。
