Thanks for sharing your thought, but i will share my side story, too.
一直想写写最近买卖房地产的感受,一直没静下来,既然您提起有关房价的事,做为每天都冲在第一线的我,就趁机多说点。
1) 抢房: 只要房价吸引人,不管是什么价位:
2012年我的部分亲身经历:
i) Johns Creek: asking price $898,000.00, we made cash offer $900,000.00, didn’t get it.
ii) Duluth: asking price $1,050,000.00, we made offer cash $1,030,000.00,didn’t get it.
iii) Johns Creek: asking price $618,000.00, we made offer $620,000.00, cash. Didn’t get it.
iv) Suwanee: asking price $75,000.00, offered $115,000.00 did not get it.
v) Lawrenceville: asking price $100,000.00, I had 5 offers from 5 different buyers, 3 out of 5 made more than $120,000.00, did not get it.
vi) Atlanta, Multi-family 12 units asking price $59,000.00, we made offer cash $120,000.00.did not get it.( Sold with price $167,000.00 cash!)
2013年:
i) Lawrenceville: asking price $85,000.00, made offer $100,000.00, did not get it..
ii) Norcross: asking price $113,000.00, made full price, did not get it.
iii) Alpharetta: asking price $104,000.00, made offer $120,000.00, got it.
iv) Norcross: asking price $45,000.00, my co-worker got it with price $71,000.00.
v) Norcross: Multi-family 4 units, asking $149,000.00, offered$168,000.00, did not get it. Same area same kind house 3 day ago on the market, asked $209,000.00, sold in one day…
2) 房价有升
a) Sierra West, Norcross: 2005年翻新的连栋房,两层楼,3--2个卧室,2,1/2卫,没车库,有铁门围墙。当时卖价是13万起。。。2011年:一年的平均成交价为$37k--$47k;2012年:一年的平均成交价为$47k---$62k;今年2月12号上市一栋银行房,还是2卧的,竟然叫价$87k!
b) Sugar Hill Townhouse: 1985年房,4面砖,两层,没车库,2卧,1, 1/2卫, 我这两年在同一个小区卖了六栋,价位在$24,000.00--$30,000.00. 去年年底,我的一个客人出价$30,000.00给一个short sale,上个星期银行回价:要$45,000.00!!
c) Northbrooke Square, Suwanee: 去年年中有一栋两层,一面砖,两车库1996年房,4房,2,1/2卫,叫价$109,000.00, 我的客人用12万买到。下半年同一个社区,银行的房:3卧,2,1/2 卫,叫价为$139,000.00, 成交价$145,000.00.(我带人去看过,买不下手)
不少地区新房的房价涨了!(建筑材料涨价)
i) Princeton Crossing, Tucker
250栋新房,仅剩26栋,其中有一种叫Piedmont房型,去年上半年要价是$236,000.00起 (我卖了一栋这个价),现在要价是$256,000.00 起。($20,000.00 difference)
ii) Roberts Landing, Suwanee
预建159栋,去年底我卖了一栋期房Westfield房型,当时给做成5房3卫,送2万装修费,成交价是$239,900.00.下个月(3月)初交屋。
才过两个月,现在同样的房型什么还没加呢,4卧2,1/2卫,起价就是$258,500.00 (more than $19,800.00 difference)
iii) Cheswyck, Cumming 去年年底刚开的新社区,预建130户,4面砖,三车库,室内3146---4217英尺,好学区,交通方便,环景美,有一个小湖,游泳池,网球场,房价30多万起,两个多月卖了近十栋,基本价上涨了9千美金。
iv) Niechols View, Suwanee 开张7,8个月了,是在Forsyth, Lambert High, 三面砖,2-3个车库,起价26万,共建近74栋,截至今天,16栋售出,从开张到现在房价也涨了8千美金。
今天已很晚了,明天还得干活呢,下次有空再继续。。
