大家帮我看一看，合同是否在01/2014期满？

不知谁给你写的这份合同，里面还有错别字（to extend the team of this lease for one successive period of 18 months中应该用to extend the term... 而不是team）。

你这合同不利于你（房东），因为上面只写了房客可以提前30天通知续约18月。另外你的合同要到2014年的8月1日才结束，而不是通常的7月底或8月底。

个人觉得如果自己无法理解英文租约的内容，而又不得不租给非中国人的话，还是找个中介[168上就有些讲中文的经纪]比较稳当-----至少得搞懂文件的意思。否则你糊里糊涂一旦签了这些你没弄清的文件就得负[万一事发，对你而言就像无中生有的]法律责任。如果对方英文好，胡搅蛮缠就都变成你的不是了。现在你能做的恐怕就只有熬到明年8月1日。想早点赶他走就是期盼他拖欠房租为理由了

我也想不明白，为什么她们要这样做？

It's against the law for your tenant to damage your property intentionally.

This is what you need to do:

1. Photograph your rental property in detail and keep photos handy.
2. Photograph new damages and inform the police (remember, intentional damage is a CRIME), use old photograph as comparison against new photograph, and keep both for your record.
3. After multiple reports, you can proceed to take your tenant to court. The latter will have to pay you for all damages inflicted and then some. Given you have ample amounts of evidence in addition to police records, the case is easy to win for you.
