I have a house in Lawrencville to rent and I have listed it for one month. It seems it's very hard to find qualified candidate in that area.
So far there are 5 Tenants would like to rent my property:
1. Three of the 5 tenants have Eviction history in last couple of years and low credit score (500-550 range). I rejected them already.
2. The fourth one is section 8, a little hesitate.....still thinking.
3. The last tenant is young (husband 25, wife is 21, 2 years old son, another one is coming...). He can not show me the 2 month paystub. He said he is a sub-contractor and is paid by cash. He said he earned 65K yearly. He is willing to put 2 month security deposit. He took 8K cash with him today and showed me the money during the property viewing today. I am going to check his background tonight, but I don't think the score will be good.
Not sure whom to accept (The section 8 lady or the young coulpe?) or continue next round search for better tenant ( A little tired...)? What criteria do you guys use during tenent screening? |
