前几天，2148 INDIAN TRAIL Rd, NORCROSS 仅要价$14,900。  一个网友感兴趣，于是我查了这个房子的历史和详情：

看来得几乎全部重建。14000+26000=$40000

可惜老郭的朋友没有拿到。

若没有structure problem，厕所需要买sheet rock，bath tub，toilet，sink。墙上的洞可以patch。地毯要换的话，中档材料连工带料，找老墨，才$1.0-$1.2/sq. ft.。刷漆要不了多少钱。门窗要换估计要花一些钱。估算了一下，修好最多$1万拿下，DIY就更少了。这样总价控制在$2.5万左右。对于fix-upper、投资角度来说，的确是个很好的deal。

投资和自住不同。自住看个人喜好，有感情在里面。而投资完全从回报率来算，不掺杂感情。只要房子没有结构性的硬伤，cosmatic问题好解决。

房子的状况太可怕。估计被赶走的人是故意破坏后才走的。

这种人会受到法律的制裁吗？

Understand. This is for fix-uppers. My uncle is a general contractor, so we did fix-ups while in aother state from 2003 to 2005.

Maybe the cost of materials skyrocked nowadays? Also, the assumption was "no structure problem". If there is broken pipes, then it's much bigger of issue.

agreed! buyer only bought the structure. need to cover every where inside/outside. only to rebuild deck [i believe you cant DIY] will cost you around $5000. also, need to be careful for main water drain line which is easily & commonly blocked by resident with cement [cost only $1-3]. to fix it, you have to replace whole pipe line in & out!
